We purchased our 1993 home in Viera in mid-February, after having a thorough home inspection completed. When the first truly hot days of summer arrived, however, we realized our air conditioning system was struggling to keep up. An HVAC company we had used in the past told us it was not the system itself and suggested expensive work in the attic. But, before spending thousands of dollars, we wanted an unbiased opinion from someone who wasn’t trying to sell us equipment or additional services. That’s exactly what we found with Mario. He performed an incredibly thorough home energy audit that included a heat load and air leakage investigation, blower door testing with detailed notes and photos, duct leakage testing, infrared imaging, room-by-room pressure measurements, and comprehensive insulation inspections of both the walls and attic. More importantly, he took the time to explain verbally, and with a written report, what he was finding, why it mattered, and what improvements would provide the greatest benefit for our home. The report and recommendations were detailed, educational, and gave us the confidence to make informed decisions instead of simply accepting costly recommendations from contractors. What is a blower door test?

A blower door test measures how much air leaks through a home’s building envelope. A calibrated fan is temporarily installed in an exterior doorway to depressurize the home, allowing us to measure air leakage and identify areas where outside air enters the structure.
Blower door testing is required for all homes by the Florida Energy Conservation Code for new residential construction for to verify the home meets required air tightness standards before final inspection.

When is duct leakage testing required?

Duct leakage testing is required for many new residential construction to verify the duct system is properly sealed and does not leak excessive air. The test is typically performed before final inspection and measures how much air escapes from the duct system.
Meeting the required leakage limits ensures the HVAC system operates efficiently and helps the home comply with Florida Energy Code requirements.

What blower door results are required in Florida?

Under the Florida Energy Conservation Code, new homes must meet specific air leakage limits measured in Air Changes per Hour at 50 Pascals (ACH50). Most new homes are required to achieve 7.0 ACH50 or less, depending on the compliance path used and credits claimed.
A blower door test verifies the home meets these limits so the builder can pass the required energy code inspection.

How long does testing take?

Most blower door and duct leakage tests take 30–60 minutes depending on the size and stage of the home. Larger homes or homes requiring both tests may take slightly longer.
Testing is quick and non-destructive, allowing builders to stay on schedule and move forward with inspections without delays.
